I started selling properties in the western suburbs in 2001 when I joined, what was at time the new name in town, Caporn Young and I spent over 10 years in the Claremont office. Over that time, I had several chats and calls from Simon McGrath a well-respected real estate agent in the area that had just set up his own company Abel McGrath. I would often deal with Simon in property sales. To me Simon was and still is, totally authentic in his love of helping people move. His focus is on the whole experience, not just dollars to be made and still achieves the best sale possible for his owners. I moved to Abel McGrath in 2011 and Abel McGrath then became Edison McGrath in 2019.

I quickly realized I had a ‘knack’ for the more complex, strata titles property sales.

I really like the people that I was helping move and there was some amazing characters and wonderful, heartfelt thanks by owners and buyers.

I had become known as a specialist in strata title properties.

Strata title properties are more complex, simply because there is the Owners Lot and then there is also Common Property in the mix as well. Most agents seemed to not like to deal with strata sales because of this additional complexity and they lacked confidence (=knowledge) and they preferred green title homes only.

You have to know what you are selling.. simple as that.

You will never have a buyer pay maximum price, if the buyer is not 100% confident in whatever they are purchasing.. simple as that.

So, I learnt all there was to know about Strata Title’s (it’s not hard!).

I also sell many green title properties. Some really stunning homes - with one of my favorites in the video within my profile. Filmed by me, using an iPhone and stabiliser, it’s another free service I offer to my clients.

No matter what ‘type’ of property it’s still always an open and consultative approach when dealing with sellers and buyers – you must know, all there is to know.

I also like to consider myself, as one that can think out of the box and has several strategies for all situations, always focusing in on, the best interest of my clients.

In 2013 I had a property in Nannup, on the Blackwood River. A stunning 45acres of old growth forest. I learnt about off-grid solar power and lithium batteries and I then solar powered the little shack on the property. One night, sitting by the fire and admiring my handy work I was thinking about the overkill on my design, as you just don’t need a forest that bright.. at night!

I was considering how to minimize it all and at that moment, I invented and then went on to build a world first prototype – A device called the Sunbox.

A light weight, LED lighting system that is completely solar powered and could be mounted on top of any real estate sign. You can see the Sunbox now, illuminating real estate signs in Perth and around Australia every night.
I do make a living out of real estate. But more importantly my barometer is more focused on what my clients think and have experienced. Was it a smooth, hassle free process in assisting them sell at the best price and move?

Did I get them through it all, happy and totally unscathed?

When I last looked, I had a rating of 5 STAR’s in Claremont on ratemyagent.com.au?

That’s my barometer.
